Where to live in Ankeny: the neighborhoods, from Prairie Trail to the value corner.

Ankeny is a spread-out suburb, so "where to live" really means picking the part of town that fits your life: walkable and new, historic and social, or a quiet family street with a shorter price tag. Here's the honest local rundown of the two signature districts and the four quadrants, with real median sale prices so you know roughly what each costs.

The signature districts

Prairie Trail & The District

Ankeny's marquee address. Prairie Trail is a large master-planned, new-urbanist community built on Iowa State University's former dairy research farm, with the city's master plan approved in 2006 and developer Dennis Albaugh's group as master developer. The heart of it, The District at Prairie Trail, packs shops, restaurants and bars, the Ankeny Market & Pavilion, Kirkendall Public Library, and a sports complex into a walkable core, surrounded by thousands of newer homes. If you want to walk to dinner, the library, and a summer concert, this is the spot. See our full Prairie Trail & The District guide for where to eat and play and how it was built.

Best for: walkability, newer construction, being in the middle of the action.

Uptown Ankeny

The original town core along West 1st Street, near the old rail depot. Uptown spent decades as a tired commercial strip, then turned the corner in the 2010s: the old fire station became Firetrucker Brewery, the depot grounds became the AMP, and the Saturday farmers market, local shops and bars filled back in. Property values in Uptown have more than doubled since 2010. It has the historic-Main-Street character Prairie Trail is designed to imitate.

Best for: character, walkable nightlife, the farmers market on your doorstep.
